Austin-Round Rock MSA housing market demonstrates resilience despite high interest rates According to the Austin Board of REALTORS® July 2023 Central Texas Housing Market Report, closed listings increased 0.6% year-over-year to 2,815 closed sales across the Austin-Round Rock MSA. When considering July 2022 is when the market initially began to stabilize, and when combined with pending sales rising 14.5% to 2,892 pending sales, the housing market is poised for a strong finish to 2023. “July’s housing market activity underscores the resiliency within the MSA’s market,” Ashley Jackson, 2023 ABoR president, said. “We now have a direct year-over-year comparison of when our market began stabilizing, and the big fluctuations we’ve previously seen have started to even out. Potential buyers who have been on the fence about purchasing a home should know interest rates are settling, and now is the time to act. Working with an experienced REALTOR® is the best thing you can do because they can help you make quick and confident decisions.” In July across the Austin-Round Rock MSA, sales dollar volume dropped 7.2% to $1,668,708,916, while homes spent an average of 59 days on the market, up 37 days from July 2022. The median price also dropped 10.3% to $462,000 and new listings fell 23.7% to 3,884 listings. Active listings increased 12.8% to 9,663 active listings while housing inventory increased 1.0 months to 3.7 months of inventory. Clare Losey, Ph.D., housing economist for ABoR, weighed in on the recent rise in sales and provided an update on what is expected for the latter half of the year. “With a rise in pending sales and closed sales remaining consistent, this further indicates that buyers are becoming more accustomed to the higher interest rate environment and understand that elevated mortgage rates may continue. We are seeing a year-over-year decline in median sales prices, as buyers cannot afford the same price points with these higher rates. Looking ahead, the odds of Central Texas experiencing a recession continue to decline with each passing month. Despite mortgage rates rising, Austin’s economy which is fueled by a strong labor market–continues to outperform national expectations.” Losey added that although the market is steady, affordability remains a constraint. “In 2023, the median family income in the Austin-Round Rock MSA is $122,300. This means buyers generally can afford a home priced between $300,000 to $400,000, however, less than 40% of homes sold in the Austin-Round Rock MSA in July of this year alone fall into this price range. ABoR’s July housing market data stresses not only the strong, ongoing housing demand in our region, but also the critical need for more housing stock at all price points.” Jackson added that recent resolutions passed by Austin City Council are a step in the right direction but there is still more work that needs to be done. “The recent resolutions passed by Council is the start of a community conversation on housing solutions that can help address Austin’s long-standing affordability issues. Amidst challenging economic conditions, Austin-Round Rock MSA housing market continued to normalize during first half of 2023 This month’s Central Texas Housing Summit to shed light on challenges During the first six months of 2023, the Austin-Round Rock MSA housing market remained robust and continued to normalize despite macroeconomic factors impacting the housing market and economy, according to the Austin Board of REALTORS® Central Texas Housing Market Report. Despite increased inventory across the region, long-term solutions to address affordability and housing availability are still needed. ABoR will once again convene experts from across the community this month to continue advancing housing solutions designed to ensure the future of the region’s housing market is equitable and sustainable. “For the second year in a row, ABoR is hosting a summit focused on the state of the region’s housing market, the need to prioritize housing and how to enact change for the future,” Ashley Jackson, 2023 ABoR president, said. “Yes, inventory is increasing and median prices have declined, but this does not mean no action is required to address the region’s housing affordability issues. We are seeing the market normalize after years of record-setting pace, but it is our job to help the region’s housing market fundamentally improve so that anyone that wants to buy a home here can find one within their budget.” Last month across the MSA, residential home sales declined 8.5% year over year to 3,147 closed sales while the median price also dropped 9.6% to $483,000 for the month of June. Sales dollar volume fell 15.6% to $1,921,766,942 and new listings declined 23.6% to 4,638 listings. The number of homes on the market jumped 38.4% to 9,631 active listings, causing housing inventory to skyrocket to 3.7 months of inventory, up 1.6 months from last June. Pending sales increased 19.1% to 3,110 transactions and homes spent an average of 61 days on the market, 43 more days than June 2022. Dr. Clare Losey, ABoR housing economist, sees a market that has held steady but still needs increased inventory to house our region’s growing population. “Despite a slight uptick in mortgage rates in June, the median sales price rose a modest 2.7% from May. Overall, the moderation in home prices throughout the region over the past year has eased the affordability constraint posed by higher rates, but more work needs to be done across the region and into the future to fully address this challenge. The Central Texas region simply needs more inventory—particularly at price points affordable to first-time buyers—as home prices remain elevated relative to incomes across the region.” Losey added that the region’s economy is a major factor in the housing market’s performance. “The diverse and resilient economy that has been built in Central Texas, particularly over the past two decades, is instrumental in helping the region, and our housing market, withstand less than ideal economic conditions. It is important to remember that the market continues to moderate in the wake of unsustainable price growth and sales activity during the pandemic, but remains robust. The median sales price in the MSA appreciated by nearly 50% from June 2019 to June 2023. The ability to buy a home remains the best way to create generational wealth, and that needs to be more accessible to everyone.” ABoR will offer a holistic view of the housing market, local, state and national economies, and what the future holds for economic development in Central Texas at the Central Texas Housing Summit on July 26. “We’re thrilled to bring together REALTORSⓇ, economists, community members and business leaders to offer valuable insight into the current state of the regional economy and housing market,” Jackson added. “This event is vital to working together to find solutions and enact change to ensure that we address the region’s inventory needs and affordability challenge for today and the coming decades.” Austin-Round Rock MSA In the first half of 2023, home sales in the Austin-Round Rock MSA decreased 14.5% year over year to 15,632 home sales. Sales dollar volume dropped 23.2% to $9,076,088,439, as the median price fell 12.8% to $458,000. So far this year, new listings are down 7.8% to 23,366 new listings; active listings skyrocketed 173.5% to 8,180 listings; and pending sales decreased 6.7% to 17,012 pending sales. Homes spent an average of 72 days on the market from January through June 2023, 51 more days than the same period in 2022. City of Austin In the City of Austin, home sales in the first half of the year decreased 22.4% year over year to 4,490 sales, as the median price also fell 10.7% to $545,000. At the same time, sales dollar volume dropped 27.1% to $3,180,556,219. New listings slightly ticked down 2.7% to 7,571 listings; active listings soared 170.2% to 2,243 listings; and pending sales dropped 14.8% to 4,918 pending sales. This June, home sales dropped 10.6% year over year to 939 sales. At the same time, sales dollar volume decreased 11.3% to $709,176,366, while the median price dropped 3.6% to $588,193. During the same period, new listings fell 18.3% to 1,567 listings; active listings increased 49.2% to 2,872 active listings; and pending sales ticked up 11.9% to 923 sales. Housing inventory increased 2.1 months of inventory to 3.9 months of inventory. Travis County From January through June in Travis County, home sales decreased 19.4% year over year to 7,187 sales. During the same period, sales dollar volume fell 25.5% to $4,998,478,556, as the median price dropped 12.8% to $521,000. New listings also ticked down 4.1% to 11,727 listings, while active listings skyrocketed 171.4% to 3,829 listings. Pending sales fell 11.2% to 7,850 pending sales. In June 2023, home sales decreased 6.7% year over year to 1,482 sales, while sales dollar volume dropped 13.1% to $1,076,495,140. During the same period, the median price fell 9.8% to $550,000. New listings dropped 19.8% to 2,381 listings; active listings increased 44.8% to 4,724 listings; while pending sales jumped 15.7% to 1,461 sales. Housing inventory rose 2.0 months to 4.0 months of inventory. Williamson County In Williamson County, home sales in the first half of 2023 decreased 12.8% year over year to 5,353 home sales. During the same period, sales dollar volume fell by 21.4% to $2,644,915,637, and the median price dropped 12.1% to $435,000. New listings decreased 17.6% to 6,931 listings; active listings soared 165.8% to 2,411 listings, while pending sales slightly fell 5.1% to 5,725 pending sales. This June, home sales decreased 10.3% year over year to 1,075 sales. During the same period, sales dollar volume dropped 18.1% to $556,092,718, and the median price also fell 10.9% to $449,945. New listings decreased 33.6% to 1,369 listings, while active listings increased 17.5% to 2,689 listings. Pending sales also rose 15.6% to 1,006 pending sales. Housing inventory increased 1.0 months to 3.0 months of inventory. Hays County In the first half of 2023, Hays County home sales ticked down 1.8% year over year to 2,155 sales, and sales dollar volume dropped 17.9% to $1,074,567,401. During the same period, the median price fell 11.2% to $404,165. New listings slightly rose 0.3% to 3,161 listings; active listings soared 190.6% to 1,299 listings; and pending sales increased 4.8% to 2,375 pending sales. In June 2023, home sales decreased 8.9% year over year to 418 home sales, as sales dollar volume also decreased 17.3% to $220,701,935. During the same period, the median price dipped 4.7% to $430,160. New listings decreased 7.9% to 629 listings; active listings soared 60.8% to 1,536 listings; and pending sales rose 34.5% to 437 pending sales. Inventory increased 1.7 months to 4.2 months of inventory. Bastrop County In the first half of 2023, Bastrop County home sales fell 10.1% year over year to 698 home sales, and sales dollar volume decreased 21.2% to $278,996,295. The median sales price dropped 12.1% to $354,950. During the same period, new listings slightly fell 0.3% to 1,159 listings, as active listings jumped 179.2% to 511 listings. At the same time, pending sales ticked down 3.8% to 771 pending sales. In June 2023, home sales decreased 23.9% year over year to 124 home sales, and sales dollar volume dropped 35.8% to $51,605,661. At the same time, the median price fell 15.0% to $352,760. New listings dropped 26.9% to 198 listings; active listings increased 43.9% to 544 active listings, while pending sales also increased 45.3% to 154 pending sales. Inventory jumped 1.7 months to 4.6 months of inventory. Caldwell County To date in 2023, Caldwell County home sales slightly fell 2.9% year over year to 239 sales, and sales dollar volume decreased 11.1% to $79,050,554. The median price dropped 11.0% to $298,075. During the same period, new listings ticked up 0.3% to 388 listings; active listings skyrocketed 204.8% to 128 listings, while pending sales dropped 4.3% to 291 pending sales. Buyers and sellers see ample opportunity in Austin-Round Rock MSA housing market In May, home buyers and sellers saw more opportunity across the Austin-Round Rock MSA according to the Austin Board of REALTORS® May 2023 Central Texas Housing Market Report. Housing inventory grew 2.2 months to 3.4 months of inventory and active listings soared 118.9% to 8,960 active listings indicating buyers and sellers view the market as a more favorable environment than in recent months. “Last month’s housing market activity demonstrates not only a stable market, but one where optimism for the months ahead continues to grow,” Ashley Jackson, 2023 ABoR president, said. “With the ebb and flow of mortgage rates, this is when the value of a REALTOR® comes into play. They can help buyers find down payment assistance programs or identify financing options. Real estate remains the most powerful long-term investment and having a trusted expert in your corner is crucial.” In May, pending sales across the MSA slightly dipped 0.5% to 3,243 pending sales, while homes spent an average of 65 days on the market, up 49 days from May 2022. The median home price declined 15.0% to $467,500 while residential home sales also decreased 4.2% year-over-year to 3,411 closed sales. At the same time, sales dollar volume dropped 14.8% to $2,068,145,860. Dr. Clare Losey, housing economist for ABoR, commented on the status of home purchasing power in the Austin market. “Nationally, from May 2022 to May 2023, homebuyers’ purchasing power declined by an estimated 8% to 9% due to the rise in mortgage rates–May’s mortgage rates, averaging 6.4%, were among the highest they’ve been all year. However, in Austin, the moderation in home prices has helped to mitigate the decline in purchasing power. In fact, from May 2022 to May 2023, the monthly mortgage payment declined an estimated 3% to 4%.” Losey also weighed in on buyer and seller expectations in the market. “Last month, homes sold for 94% of their original list price. The continued uptick in that figure demonstrates that sellers are pricing their homes more accurately and buyers are more responsive to those prices than in the earlier part of 2023. Context matters, and May’s 2022 median home price, $550,000, was the highest median home price the Austin region has ever seen. Relative to pre pandemic levels, last month’s median home price is up 44%.” Jackson also encouraged people to attend ABoR’s annual Central Texas Housing Summit to be held next month. “No issue is more critical than the future growth of our region than housing. Austin recently emerged as the 10th largest city in the country and three of the top four fastest-growing cities in the nation are in Central Texas. People from all over the world want to call Austin home, and we must put housing first. We urge the community to attend our annual Central Texas Housing Summit in July to hear and learn from experts discussing all facets of the real estate industry affecting sellers, buyers, renters and homebuilders.” City of Austin In May, home sales slightly decreased 7.6% to 1,028 sales, while sales dollar volume fell 19.6% to $732,218,904. At the same time, the median price declined 16.7% to $550,000 for the City of Austin. Last month, new listings slightly fell 3.7% to 1,449 listings, active listings skyrocketed 144.0% to 2,574 listings as pending sales declined by 10.1% to 949 pending sales. Monthly housing inventory increased 2.5 months year over year to 3.5 months of inventory. Travis County In Travis County, home sales dipped 5.1% to 1,633 sales, while sales dollar volume also dropped 13.7% to $1,198,970,260. Last month, the median price in Travis County fell 17.4% year over year to $537,000, new listings decreased 8.1% to 2,256 listings and active listings ballooned 125.4% to 4,296 listings year over year. Pending sales declined 3.0% to 1,533 pending sales as monthly housing inventory increased 2.5 months year over year to 3.6 months of inventory. Williamson County May home sales decreased 6.7% to 1,113 sales and sales dollar volume declined 16.8% year over year to $559,090,028 in Williamson County. The median price decreased 13.7% to $439,990 as new listings also decreased 18.1% to 1,387 listings. During the same period, active listings increased 99.5% to 2,530 listings while pending sales slightly fell 1.2% to 1,075 pending sales. Housing inventory rose 1.7 months to 2.8 months of inventory. Hays County In Hays County, May home sales rose 9.5% to 460 sales while sales dollar volume dropped 17.1% to $224,503,192. The median price for homes fell 16.1% to $400,000. During the same period, new listings decreased 18.6% to 611 listings, while active listings skyrocketed by 121.4% to 1,439 listings. Pending sales increased 5.6% to 433 pending sales as housing inventory jumped by 2.2 months to 3.9 months of inventory. Bastrop County Last month, Bastrop County home sales slightly decreased 4.2% year over year to 158 sales, while sales dollar volume also fell 7.1% to $67,537,423. Median price dipped 7.7% to $369,900 as new listings ticked down 1.8% to 224 listings. Active listings soared 151.1% to 555 listings as pending sales increased 1.4% to 142 pending sales. Housing inventory increased by 2.8 months to 4.5 months of inventory, the highest level of inventory across the MSA in May. Caldwell County In Caldwell County, home sales decreased 25.4% to 47 closed sales, and sales dollar volume dropped 26.1% to $16,751,072. The median home price fell 9.6% year over year to $312,000. At the same time, new listings increased by 11.7% to 67 listings as active listings skyrocketed 191.7% to 140 listings. Austin-Round Rock MSA housing market continues to balance, outperform national trends Market is withstanding broader economic conditions The Austin-Round Rock MSA housing market is outperforming national trends while continuing to balance, according to the Austin Board of REALTORS® April 2023 Central Texas Housing Market Report. The most recent National Association of REALTORS® data (March 2023) found that home sales declined 22.7% nationally while in Central Texas, they declined 14%, demonstrating resilience of the region’s economy. “For several months, the Austin-area housing market has been balancing as REALTORS® continue to help clients on both sides of the transaction navigate this market effectively,” Ashley Jackson, 2023 ABoR president, said. “This is still a market that is seeing lots of activity, just not at a record-setting pace, and that is to be expected given broader economic trends. Home prices are moderating, pending sales are holding strong and homes on the market last month are selling closer to list price. These are all signs of a market that is still balancing and doing so in a healthy way.” Last month, Austin-Round Rock housing inventory increased 2.4 months to 3.2 months of inventory, and homes spent an average of 71 days on the market, up 53 days from April 2022. The median home price fell 15.1% to $466,705 while residential home sales also declined 18.8% year-over-year to 2,611 closed sales and sales dollar volume dropped 29.3% to $1,545,088,361. New listings declined 10.6% year-over-year to 4,115 listings while pending sales rose 0.2% to 3,267 transactions. Dr. Clare Losey, housing economist for ABoR, provided an analysis of how economic factors are impacting the housing market. “Inflation, the near doubling of mortgage rates, fear of a recession, and, most recently, stress in the banking system have all contributed to declines in home prices nationally. In Austin, robust job and population growth have mitigated these effects on homebuyer demand, favorably indicating that our region’s economy and housing market continue to outperform national economic trends. Austin remains resilient and able to withstand broader economic turbulence more effectively.” Losey added that the moderation in home prices continues to offset the decline in affordability induced by higher rates. Without such moderation, fewer buyers, particularly first-time buyers, would be able to attain homeownership. “Overall, the balancing of the market is beneficial for the broader Austin economy. As inflation decelerates and there are concerns over a potential recession, mortgage rates should decline slightly later this year and into 2024. Meanwhile, over the past year, wage growth in the Austin-Round Rock MSA has outpaced that of the nation. These factors, combined with the moderation in home prices, will improve Austin’s housing affordability long-term, allowing more potential buyers to eventually enter the market.” “A normalizing housing market, along with more inventory, is unequivocally a good thing for buyers, especially first-time buyers,” added Jackson. “Many Central Texas households would not have been able to attain homeownership had our market continued to experience record-breaking year over-year gains in home prices.” City of Austin In April, home sales decreased 31.0% to 740 sales, while sales dollar volume decreased 34.8% to $543,967,464. At the same time, median price decreased 11.4% to $565,000 for the City of Austin. Last month, new listings slightly decreased 0.6% to 1,359 listings, active listings skyrocketed 216.0% to 2,357 listings as pending sales declined by 9.9% to 949 pending sales. Monthly housing inventory increased 2.5 months year over year to 3.2 months of inventory. Travis County In Travis County, home sales decreased 28.6% to 1,167 sales, while sales dollar volume dropped 34.9% to $839,004,026. Last month, the median price in Travis County dipped 13.3% year over year to $537,500, new listings decreased 7.7% to 2,047 listings and active listings ballooned 211.5% to 3,975 listings year over year. Pending sales declined 8.5% to 1,502 pending sales as monthly housing inventory increased 2.5 months year over year to 3.3 months of inventory. Williamson County April home sales decreased 11.2% to 919 sales and sales dollar volume declined 22.2% year over year to $457,918,942 in Williamson County. The median price decreased 12.8% to $445,000 as new listings also decreased 19.8% to 1,247 listings. During the same period, active listings soared 178.0% to 2,346 listings while pending sales slightly rose 4.7% to 1,092 pending sales. Housing inventory rose 1.9 months to 2.6 months of inventory. Hays County In Hays County, April home sales rose slightly 1.1% to 361 sales while sales dollar volume dropped 19.0% to $182,586,736. The median price for homes fell 16.9% to $416,500. During the same period, new listings decreased 12.2% to 520 listings, while active listings skyrocketed by 243.5% to 1,319 listings. Pending sales increased 8.5% to 445 pending sales as housing inventory jumped by 2.6 months to 3.6 months of inventory. Bastrop County Last month, Bastrop County home sales decreased 14.1% year over year to 122 sales, while sales dollar volume also decreased 24.1% to $49,966,019. Median price dipped 5.3% to $380,000 as new listings ticked up 22.9% to 215 listings. Active listings soared 220.9% to 507 listings as pending sales also increased 35.8% to 167 pending sales. Housing inventory increased by 2.9 months to 4.1 months of inventory, the highest level of inventory across the MSA in April. Caldwell County In Caldwell County, home sales decreased 14.3% to 42 closed sales, and sales dollar volume dropped 17.3% to $14,423,495. The median home price fell 15.1% year over year to $297,000. At the same time, new listings increased by 38.7% to 86 listings as active listings skyrocketed 245.0% to 138 listings. Pending sales increased 35.6% to 61 pending sales, and housing inventory increased 2.1 months to 3.3 months of inventory. ABoR: March home sales decline and inventory ticks up as home prices set records across MSA Population growth and increasing mortgage rates complicate an already complex housing market The Austin-Round Rock MSA experienced a decline in residential home sales, while a slight increase in housing inventory coincided with a new all-time record for median sales price, according to the Austin Board of REALTORS® March 2022 Central Texas Housing Report. “Rising home prices along with nationwide inflation and rising interest rates can seed caution in the market, so it’s important to remember that we are still experiencing a very active housing market driven by true demand, not investor speculation,” Cord Shiflet, 2022 ABoR president, said. “More homes are being listed and sold in Austin than ever before, and people are buying those homes because they need to live in them. The Austin area has a dire need for more housing stock across all housing types and price points, so last month’s increase in housing inventory and the number of homes on the market was a welcome sign.” In March, residential home sales declined 5.9% year over year to 3,302 closed sales as the median price rose 22.6% to a new all-time record of $521,100. Sales dollar volume grew by 10.3% to $2,130,213,961 as new listings dipped 1.2% to 4,150. Active listings jumped 46.1% to 1,731 listings, causing housing inventory to increase 0.2 months to 0.5 months of inventory. Pending sales fell 11.1% to 3,597 listings and listings spent an average of 21 days on the market, six fewer days than March 2021. Lila Valencia, City of Austin demographer, shared insights on Austin’s population growth and its impact on the housing market. “According to the Census Bureau’s 2021 population estimates, Austin is experiencing a net growth of 146 people per day. This type of growth places immediate and significant demand on infrastructure, particularly housing. When a person or family moves into Austin, finding a place to live is at the top of their agenda. The latest Austin Board of REALTORS® data shows strong housing market growth in Bastrop and Caldwell Counties, a sign that people are having to look farther out from the central city, which has implications not just for the local housing markets in these areas but also for transit and transportation and access to other amenities and services.” Shiflet added that rising mortgage rates across the country are a further complication in an already complex housing market, underscoring the importance of working with a REALTOR® who can help homebuyers and renters fully understand their options. “Higher interest rates do not automatically equate lower home prices, especially in a high-demand market like ours. For individuals who are borderline on being able to afford that monthly payment, increased mortgage rates can make it that much harder. An experienced REALTOR® can walk you through the home purchase process, connect you with available financing options as well as down payment assistance programs, and help you determine the ongoing costs for owning a particular property.” City of Austin In March, home sales decreased 6.3% to 1,048 sales, while sales dollar volume increased 9.6% to $809,687,300. At the same time, median price rose 22.4% to $624,000, an all-time record for the City of Austin. Last month, new listings decreased 7.5% to 1,316 listings, active listings rose 20.3% to 533 listings, while pending sales dropped by 18.7% to 1,128 pending sales. Monthly housing inventory increased 0.1 months year over year to 0.5 months of inventory. Travis County In Travis County, home sales also decreased 7.1% to 1,615 sales, while sales dollar volume increased 4.3% to $1,215,615,940. Last month, median price in Travis County rose 22.8% year over year to $600,500 as new listings decreased 4.5% to 2,048 listings and active listings increased 32.1% to 873 listings. Pending sales declined 18.3% to 1,696 as monthly housing inventory increased 0.1 months year over year to 0.5 months of inventory. Williamson County March home sales decreased 3.0% to 1,115 sales in Williamson County. Sales dollar volume rose 18.8% year over year to $604,628,462. The median price increased 22.5% to $490,000 as new listings fell 0.8% to 1,344 listings. During the same period, active listings skyrocketed 66.5% to 428 listings while pending sales dropped 7.7% to 1,219 pending sales. Housing inventory rose 0.2 months to 0.4 months of inventory. Hays County In Hays County, March home sales decreased 2.6% to 409 sales, while sales dollar volume rose 21.4% to $234,574,514. The median price for homes jumped 27.6% to $440,000. During the same period, new listings decreased 10.2% to 482 listings, while active listings increased by 50.6% to 268 listings. Pending sales fell 6.0% to 452 pending sales as housing inventory ticked up 0.3 months to 0.7 months of inventory. Bastrop County In March, Bastrop County home sales declined 27.3% year over year to 120 sales, while sales dollar volume rose 9.1% to $56,760,430. The median price also increased 46.9% to $405,500 as new listings rose 48.5% to 196 listings. Active listings soared 109.8% to 128 listings and pending sales increased 13.2% to 154 pending sales. Housing inventory increased 0.5 months to 1.0 months of inventory. Caldwell County In Caldwell County, March home sales increased 19.4% to 43 home sales, and sales dollar volume rose 38.7% to $16,766,237. The median home price rose 31.2% year over year to $329,000. At the same time, new listings rose by 150% to 80 listings as active listings also increased 21.4% to 34 listings. Pending sales rose 130.3% to 76 pending sales, and housing inventory increased 0.1 months to 1.0 months of inventory. Austin-Round Rock MSA adds housing inventory as home builder confidence grows In February, home buyers continued to gain leverage across the Austin-Round Rock MSA as housing inventory increased to 2.6 months according to the Austin Board of REALTORS® latest Central Texas Housing Report. This increase in supply fuels growing confidence in the market from REALTORS® and home builders across Central Texas. “Austin’s housing market is trending in the right direction. Buyers have more options and negotiating power with each passing month, and sellers have more time to make their next move,” Ashley Jackson, 2023 ABoR president, said. “Remember, a healthy housing market isn’t defined by breaking records every month, but by market activity that’s steady-paced and sustainable.” Last month, monthly housing inventory increased 2.3 months to 2.6 months of inventory, and homes spent an average of 84 days on the market, up 55 days from February 2022 across the MSA. The median home price fell 12.2% to $436,419 while residential home sales also declined 17.2% year-over-year to 2,106 closed sales and sales dollar volume declined 26.5% to $1,129,639,482. New listings dipped 0.9% year-over-year to 2,764 listings while pending sales dropped 9.5% to 2,465 transactions. Coming off two unprecedented years for the Austin-Round Rock housing market, Jackson added that month-to-month data is important to help contextualize current figures against an overall trend of market stabilization. “Looking at the month-to-month data, we see that pending sales are consistent or rising in neighborhoods that are typically more affordable in areas outside Austin city limits. Along with rising inventory, that’s a good sign for housing market activity this spring.” Taylor Jackson, chief executive officer of the Home Builders Association of Greater Austin, explains that builder confidence is growing and encourages a broader perspective when looking at Austin’s housing market and home building industry. “With each passing month, homebuilders are gaining more confidence in the stability of our housing market. This is evidenced by fewer cancellations and minimized supply shortages. Additionally, first quarter sales incentives have remained strong and for the first time in a long time, builders have a renewed sense of optimism in the direction the market is heading.” “Incentives, down payment assistance programs — anything that increases housing accessibility— are very important right now,” added Jackson. “Many buyers remain priced out of the market, especially in Austin proper. At the same time, median price decreased 6.0% to $530,000 for the City of Austin. Last month, new listings slightly decreased 0.8% to 879 listings, active listings skyrocketed 384.5% to 1,778 listings as pending sales declined by 19.7% to 677 pending sales. Monthly housing inventory increased 1.9 months year over year to 2.2 months of inventory. Travis County In Travis County, home sales decreased 26.5% to 938 sales, while sales dollar volume decreased 31.4% to $596,185,542. Last month, the median price in Travis County slightly dipped 7.0% year over year to $499,990, while new listings increased 5.7% to 1,411 listings and active listings ballooned 464.8% to 3,191 listings year over year. Pending sales declined 16.2% to 1,084 pending sales as monthly housing inventory increased 2.2 months year over year to 2.5 months of inventory. Williamson County February home sales decreased 15.4% to 726 sales in Williamson County. Sales dollar volume declined 25.5% year over year to $336,341,463. The median price decreased 14.0% to $410,000 as new listings decreased 12.6% to 806 listings. During the same period, active listings soared 645.9% to 2,245 listings while pending sales slightly dropped 6.7% to 833 pending sales. Housing inventory rose 2.1 months to 2.4 months of inventory. Hays County In Hays County, February home sales increased 3.8% to 301 sales and sales dollar volume dropped 12.9%% to $145,604,710. The median price for homes fell 13.1% to $380,000. During the same period, new listings increased 5.3% to 359 listings, while active listings skyrocketed by 448.8% to 1,136 listings. Pending sales decreased 10.3% to 375 pending sales as housing inventory jumped by 2.6 months to 3.1 months of inventory. Bastrop County Last month, Bastrop County home sales increased 28.8% year over year to 103 sales, while sales dollar volume also increased by 10.4% to $39,285,549. Median price decreased 20.0% to $349,990 as new listings ticked up 3.6% to 145 listings. Active listings soared 395.8% to 476 listings as pending sales decreased 15.7% to 124 pending sales. Housing inventory increased by 3 months to 3.8 months of inventory, the highest level of inventory across the MSA in February. Caldwell County In Caldwell County, home sales stayed flat year over year with 38 closed sales, and sales dollar volume slightly dropped 6.2% to $11,806,806. The median home price slightly fell 3.1% year over year to $299,990. At the same time, new listings decreased by 14.0% to 43 listings as active listings skyrocketed 340.7% to 119 listings. Pending sales slightly decreased 5.8% to 49 pending sales, and housing inventory increased 2 months to 2.8 months of inventory. Bell County In Bell County, the number of home sales in January decreased 19.5% with 388 compared last year. During the same period, the median price rose 3.2% to $258,000. The number of active listings rose up to 1,000 year over year with 346.4% increase. Inventory increased 1.6 months to 2.0 months of inventory.
